Still Curious to Know the Best Value of Your Home?

As you may have suspected by now, sometimes an automated valuation of home value is far different from the value you were thinking it might be.

The automated values from websites like Zillow.com and this site pull their data primarily from public record websites like the local PVA sites which value your home for property tax purposes.  Values can be fairly close to market values for some estimates and way off for others.

Also, automated values do not work well for farms, land lots, condos and multi-family properties like duplexes and triplexes.

Zestimates from Zillow.com (Not So Good - 2 stars)

Automated values from Zillow.com are very popular but the devil is in the details.  Below are two informational pieces created by Semonin which refer to Zillow's own statements about the accuracy of their estimates in various counties in our marketplace.  

What does this mean for you?  It just means the public information available for automated values contains a wide range of estimates that cannot replace more traditional values offered by real estate agents and appraisers which have more tools available for valuations.

Estimated Value from Semonin.com (Good - 3 stars)

A second value appeared for the address entered because several other value estimates are available in the industry.  These values also come from public information about the address entered.  The value will most likely be different because the company providing these values use different modeling systems to estimate value.

Interactive AVM (Better  - 4 stars)

Comparative Market Analysis (Best  - 5 stars)
